Inclusions

Our selection of standard inclusions have been tailored by past clients and selected from reputable suppliers. We ensure builders set realistic allowances to select any items - from modern finishes and fixtures to unique hamptons styles. We ensure that the Contract Inclusions list is the most comprehensive in the industry and includes everything owners want in their home, so they can happily walk into their fully-complete, turn-key home and be 100% satisfied with their build process and finish - no sneaky surprises. 

KITCHEN INCLUSIONS ALLOWANCES

Based on:

  • 40mm benchtops with waterfall ends 

  • Gloss or matt cabinetry including overhead cupboards to ceilings

  • 900mm freestanding cooktop, or 900m gas cooktop with u/bench or wall oven

  • Canopy or concealed rangehood

  • 1+3/4 double sink

900mm gas cooktop with 600mm 

Kitchen sink mixer tap

optional 900mm electric or dual fuel freestanding oven

 

STANDARD INCLUSIONS

  • GENERAL

    • Construction plans, council fees, site clean;

    • 6 yr structural/12 mth maintenance warranty;

    • Plumbing and electrical connections (as required).

  • INSULATION

    • Sisalation and batts to all external walls;

    • Ceiling batts to internal living areas;

    • 60mm foil-backed blanket to roof.

  • FRAMING

    • Engineered 90mm treated pine frames and trusses;

    • Raft slab or LVL bearers with Duragal steel posts, with termite protection.

  • PAINTING

    • 3 coats to interior, 2 coats to exterior;

    • Optional render or textured paint.

  • DOORS

    • Timber Entry doors, decorative panel internal doors;

    • Vinyl and/or mirrored robe and linen doors with aluminium trims;

    • Sectional panel-lift garage door with remotes.

  • INTERNAL

    • 2.55m or 2.7m high ceilings;

    • 10mm plasterboard, 6mm villaboard to wet areas;

    • 75mm 'Cove' cornice, 66mm 'Dar' skirting and 42mm 'Dar' architraves;

    • Painted MDF shelves to all robes and cupboards, hanging rails to all robes.

  • EXTERNAL

    • Colorbond corrugated roofing, quad gutters, 90mm PVC downpipes;

    • Weatherboards, feature PC sheeting, brick or rendered AAC;

    • Aluminium windows and sliding glass doors with tinted glass, locks and fibreglass insect screens.

  • KITCHEN

    Allowance, based on:

    • 40mm benchtops with waterfall ends;

    • Gloss or matt cabinetry including overhead cupboards to ceilings;

    • 900mm freestanding cooktop, or 900m gas cooktop with u/bench or wall oven;

    • Canopy or concealed rangehood

    • 1+3/4 double sink;

    • Allowance for luxury tapware.

  • ELECTRICAL

    • All electrical connections as required;

    • LED downlights, pencil lights and spot lights, power points, aluminium fans, TV points, power points as per owner's requirements;

    • Smoke alarms;

    • 250ltr electric or gas hot water system.

  • FLOOR COVERINGS

    Allowance, based on owner's choice of: 

    • Floor tiles – PC allowance $40/sqm;

    • Carpeting – PC allowance $45/sqm (laid);

    • Laminate 'timber' planks – PC allowance $70/sqm;

    • Engineered timber flooring – PC allowance $100/sqm.

  • VERANDA

    • Veranda ceilings and eaves lined in FC sheeting;

    • Hardwood decking, hardwood steps with steel stringers;

    • 90×90 hardwood posts with option of timber, wire or glass balustrade or pool fencing

  • BATHROOMS & WET AREAS

    Allowance, based on:

    • Floor or wall-mounted vanity with frameless mirror to bathroom and ensuite;

    • Rainhead shower head, waterfall bath spout, toilet;

    • Tiled drop-in bath or freestanding bath;

    • Towel rail, toilet roll holder and mixer taps;

    • Stainless steel laundry tub or drop-in basin;

    • Luxury tiling to all bathrooms;

    • Full length niches and grates to bathrooms.

  • OTHER (WHERE REQUIRED)

    • Earthworks and driveway;

    • Sewerage treatment system;

    • Water tanks (with slab and pump);

    • Driveways, paths, landscaping, fencing;

    • Air-conditioning (split or ducted);

    • Any additional items...
