Tiny homes have become increasingly popular, particularly as a low-cost investment. Tiny Homes are a great AirBnB option, particularly when placing multiple tiny homes on a property. At around half the cost of a granny flat, they typically rent for a similar rate.
Just like kit homes, owners can save 20-30% building their own tiny home. We specialise in custom-designed tiny homes and can arrange for our builder partners to build your tiny home to lock-up or completion, while you complete the fix-out to your personalised specifications.

Questions
Is council approval for a tiny home?
Currently, there are no requirements for council approvals for tiny homes. However, they cannot be permanently fixed into the ground, connected to sewers or treatment systems, mains power or any other services. Tiny homes usually have a composting toilet and plug-in connections for power and water.
Do tiny homes have to be rated as a caravan?
If you are planning on taking your tiny home on the road, there are a few requirements you will need to meet:
* the tiny home can only be 2.4m wide (or 3m with wide load provisions);
* it must be under 4500kgs - this can affect the length of the tiny home and what you can do inside. Anything over this weight needs an engineered trailer with upgraded brakes, which can be very expensive and requires a MR class licence;
* the overall height cannot be more than 4.2m from the ground as they need to be able to pass under power lines...
Will banks lend on a tiny home?
Typically, banks will not offer a mortgage loan on a tiny home. You may be able to borrow using a personal loan or similar.
How big can I make my tiny home?
To be road-worthy, the typical maximum size is 7-9m long and 2.4m wide.
However, if you do not plan on taking your tiny home off your property, you can go up to 12m long and 3m wide with standard trailer engineering.
